Why access matters
Access lets the appraiser observe room layout, condition and features. Bedrooms, bathrooms, the kitchen and living spaces all help describe the home. Ask whether the agreed visit also needs access to the basement, attic, garage or outbuildings.
Tell the appraiser before the appointment about a locked room, tenant space, stored belongings or another access problem. Ask how that limitation will affect the work.
What happens during the visit
The appraiser may measure, take photographs and make observations about finishes and visible condition. They may ask about renovations or defects that are not clear from the records.
This is not a room-by-room home inspection of every component. Discuss a separate inspection if you need a detailed diagnosis of condition or systems.
Preparing the property
Arrange keys and access with the person responsible for the home. Clear a safe path to the areas identified for the visit and secure pets. Provide useful improvement records without hiding damage or trying to direct the value.
Confirm the inspection scope
Different assignments can use different inspection scopes. Ask what is planned for your Woodbury property before the appointment so everyone knows what access is needed.
